The proposed dormer windows by virtue of their size and position on the roof slope wopuld have an unnacceptable impact on the historic and architectural character of this Grade II Listed Building which is prominently sited within the Robin Hoods Bay Conservation Area and would therefore be contrary to saved Policy BE3 of the North York Moors Local Plan.
